Every villa includes on-site professional assistance, a dedicated maintenance man, and a portion of electricity. Mandatory extras: final cleaning (€324–€756), tourist tax (€5/day per person), and a refundable security deposit. Optional: daily housekeeping, private chef from €500, golf cart €500–€850/week.

Do the villas have air conditioning and heated pools?

Almost all villas have air conditioning. Pools are not heated as standard — Sardinian pool temperatures reach 24–28°C from June to September. Villa Supernova and Villa Lo Stazzo have heatable pools available on request.

What is the cancellation policy?

Cancellations more than 45 days before check-in incur a 50% penalty. Cancellations within 45 days incur a 100% penalty. Travel insurance is recommended.

What is the minimum stay and when can I arrive?

Minimum stay is 4 nights from 11 April to 26 June and from 22 August to 1 November. Minimum 7 nights from 27 June to 21 August. Arrivals and departures are flexible on any day of the week throughout the season.

What is included in the rental price?

Every villa includes on-site professional assistance, a dedicated maintenance man, and a portion of electricity consumption. Mandatory extras: final cleaning (€324–€756 depending on villa), tourist tax (€5/day per person over 11, Apr–Oct), and a refundable security deposit. Bed linen and towels are €35 per set. Optional: daily housekeeping, private chef from €500, golf cart €500–€850/week, baby cot or high chair €50/week, babysitting and transfers on request.

How close are the villas to the beach?

All 15 villas are within 250 metres of private beaches inside the Portobello di Gallura nature reserve. The beaches are sandy and rocky coves — quiet, uncrowded and used mainly by residents even in August. Larger beaches like Cala li Cossi and Santa Teresa are reachable by car in 15–30 minutes.

Are pets allowed?

Pets are welcome in select villas, subject to prior communication of the breed. A supplement of €100 per pet applies. Please mention your pet when enquiring and we will match you with a suitable property.

Is there air conditioning? Is the pool heated?

Almost all villas have air conditioning. Exceptions: Villa Lu Culumbu and Villa Orizzonte do not have AC throughout; Villa Heaven and Villa Heaven Bis have AC in 6 bedrooms only. Pools are not heated as standard — Sardinian sea and pool temperatures naturally reach 24–28°C from June to September. Villa Supernova and Villa Lo Stazzo have heatable pools available on request.

What is your cancellation policy?
